Assumptions: a loan of 70% of the price at 10.5% a year, repaid evenly over 20 years. Rent is an estimate from the median rent in Hanoi, VND 183k per square metre per month from real listings, with no figure yet for this specific area. The further from the centre, the lower the real number. Cash flow is rent minus mortgage, before management fees and vacancy. Note: foreign buyers usually cannot get a Vietnamese mortgage, so for you the mortgage columns show the cost of the same leverage raised elsewhere.

We do this for you

Three things we check for you before you sign

Foreign buyers: check the building's 30% quota, or the 250-house cap for the area, before choosing a unit.
The real payment schedule

Every project splits payments differently, and that split decides how much cash you need in the first two years. The mortgage figure above uses a standard loan, not this project's own schedule.

Penalty clauses

How many days late before the contract is cancelled, how much you lose, and when you get money back. This is where buyers lose the most when the market turns, and it is in the contract, not the brochure.

The foreign quota

Foreigners may own at most 30% of the units in any apartment building, on a 50-year renewable term. When the quota is gone it is gone, even if units remain. Ask before you choose a unit, not after.

Get the money table for the exact unit you want

Send the unit code or floor you like. You get back a personal sheet: the project's real payment schedule, the cash you need each quarter, and your break-even resale price.

Our promise

We tell you the weak points too. If the numbers say do not buy that unit, you will hear it.

Data

The person behind the numbers
Giang Pham

I am Giang Pham

I run a restaurant chain and a legal and investment advisory firm for foreigners doing business in Vietnam. I am also a registered agent of a primary property distributor, so I earn a commission when you buy through me.

I say that first because it cuts both ways. It means I have a reason to want you to buy, and it also means I have access to the live inventory and can count every unit every morning. The way I keep myself honest is by publishing the numbers, including when they say do not buy.

If you are a foreigner buying in Vietnam, I handle what comes after you choose: proof of funds for moving money in and out, the contract, and rental tax. That is the part a property agent normally leaves to you.
